My wife used to work in the DC area, so after she rented a small 1br condo in Alexandria, VA for a year, the landlord put it up for sale, and we bought it at what I believe to be FMV with a bit of savings due to no realtor commissions.Fast forward a year later (now), my wife found a job in NH, so we decided to giving renting the condo a shot.

Goals -Refinance soon-  I planned on going 15yr with the lowest interest rates I can get with a credit rating about 740- Yes I feel more comfortable getting stuff paid off quickly rather then having lots of 30yr loans-Build 20% equity with improvements prior to refinance-No more PMI !

Your license will help you a litt bit on the front end of your jobs in investment deals but I have heard that you should let another Agent to sell your homes/apartments but you have to find somebody that is trustworthy..

I will plan to invest while having a full time job while my wife will work part time.On a goal level, I believe we will flip until we get enough cash to hold properties unless I jump into some creative financing.

They're usually used to working with investors and eager to give you a better rate than Joe Homeowner because it's easier to work in a vacant property and I always promise repeat business if they do the job well and within budget.
