I assume if you wanted to get title insurance you would need to do some type of suit to satisfy the title insurance company for them to write a policy or is it pretty much impossible to get title insurance no matter what ?

@Dan Johnstone it is nearly impossible to tell without seeing the property, knowing roughly where it is, or knowing what type of property it is but in general in most primary markets $2600 in rent for a $290k property is optimistic.
