I assume if you wanted to get title insurance you would need to do some type of suit to satisfy the title insurance company for them to write a policy or is it pretty much impossible to get title insurance no matter what ? 

My knowledge of HELOCs came from a desire to get one placed on my investment properties...at some point it was deemed "impossible" to get one on a rental house. 

It's not impossible to find Owner finance today, but it's a lot more expensive.Just some things to think about.

@Dan Johnstone it is nearly impossible to tell without seeing the property, knowing roughly where it is, or knowing what type of property it is but in general in most primary markets $2600 in rent for a $290k property is optimistic.

Anyway, the answer to your question is 100% impossible to know until you cut a hole in the ceiling. 

Theoretically the seller could try to make you purchase the house, but practically that would be near impossible.

It is a tough market for buyers without a doubt, but it is not impossible to find a home to buy.
