Newbie hear. First post. Looking to possibly purchase this property. Ran the Number conservatively(Or at least i thought so)

Property would be purchased vacant with very minor cosmetic rehab if any at all.

Seems to comp out. 

I think im unconfident in myself as a newbie investor.

Constructive criticism encouraged. looking forward to hearing everyone's thoughts.
