Do you guys ever collect cash, I don't like the idea but I will make sure to get a receipt signed and dated. ...You are the one RECEIVING the cash, so you GIVE a receipt to the tenant showing proof of payment; your receipt ledger / register will be the place where you document for your records that you received $XX from tenant YY for month ZZ rent, and the date.Yes, I will collect cash but prefer not to; no need for me to be armed in the areas where my rentals are located.If you have untrustworthy tenants there, you might want to bring along a special pen that is used to identify real vs counterfeit bills.

I do see it in therms of that the transaction has to make sense first from a financial standpoint.Actually, yesterday night I was in my local REI Club meeting and I was talking with a Hard Money Lender, I identified myself as Buy/Holder type of investor and I asked: Do you have any product that might fit the needs of the Buy/Holder?

Not possible to do, so IRS says if you take money out of the sale, that money is considered to be from the profits; that's called "boot".To do the split, he must do the identify 3 properties stuff and use ALL of the money to buy from those, and it must be done within the timelines to complete an exchange.
