Next time you can try to sell the LLC and its interest in the property after you close on it and then at least there is only 1 transfer of title rather then you buy, then you sell causing 2 transfers of title and technically the need for 2 smoke certs and 2 temp CO as you are now selling the property to a new buyer who has to sign off on the temp CO that they will complete the required repairs.

I found this to be a good thing, a seller was happy to hear you were familiar with state laws and all the legal paperwork, and many connections in the title and lending communities to help things go as smooth as possible, and I had a state agency to answer to in many cases unlike all those  no good unlicensed investors, And before some investor has a cow, lighten up, I was an investor for ten years before I added a real estate license to my tool belt. 60 years investing and 50 years licensed.

If the bank tries to auction the property, does the mortgage generally follow the title/deed or is it cleared after the Sheriff sale?

We do own the rental House free and clear with title/deed maybe I just super new to investing but I never heard of this?

I have the connections to search the title of the property, list the property, do comparables on the property, and also know which contractors to contact.How do I find an investor who does not have the time but is willing to put up the money?
