They are much like an HOA where they often aren't working towards the same objective you are.Renting, like you said, is just throwing away your money usually.I think I would consider the hold-time for your investment.  

Once you go next week you should have a better idea of what someone would need to do to update and rehab the property. 

No idea about perks or fees.

I am thinking I will keep this long term as I focus on improving rents, so a holding period is not a big deal as long as it is not too long. 

Buy and Hold?

This way if you don't like the work, you can move on.If the idea is not to pay anything, then that person needs to bring in money as part of the deal.

I invest in fix n flip and buy & hold in NE Jackson.Any where between wholefoods and the Starbucks on county line rd you can’t go wrong.
