I know for a couple of my STRs the management company uses the keypad system whereby they are able to set codes offsite for each renter and this is super helpful when working correctly.

The house is rough, but we have experience remodeling and have a GC and an Amish crew ready to go. 

My partner and I now find ourselves in a strong financial position to start our RE investing journey and have set our sights in New England, specifically Rhode Island due to the excellent natural environment and our desire to ultimately relocate there long-term. 

House hacking is the obvious first move.

My first question is which is the best way to set up my Organizational structure?

The ammendment proposes to also allow 2 ADUs at one property (basement + coach house).

We translate all of the PM software data into their QBO(s) each month to show complete financials (property-specific & non-property specific transactions all in 1 software).The downside is QBO is not set up for REI so you'll need to do that or work with an expert to ensure it is set up for your business appropriately.Something else to keep in mind is your entity structure and how your entities file tax returns.

If the house is paid off, that takes away a lot of pressure.

My overall goal is to house hack the property, but at this rate, I would have to save a significant amount per month to put around $5-6k as a down payment.
