Historically its been around 10% of the project costs, however in today's rapidly adjusting materials costs world, it may be wise to set aside 15% as a contingency reserve#3: There are THREE primary sources of capital in RE Investing - A) Hard Money Lenders "HML" | B) Private Lenders "PL" | C) Private Money "OPM".  

Unlike in the rest of Italy, properties aren't cheap there but if you buy around the edges close to the historic centres, you could get great yields.

Historically South Raleigh hasn't been highly sought after.  

We also use "potential income" instead of historical income from the property.

If you pick a market that has historic strength, buy good assets at the right price (deals are hard to come by, but they do still exist), manage it well (or hire a good PM!)
