I wouldn't touch lending or flipping because I don't like paying high tax rates.  

Or in other words, the rent received from house hacking would cover our housing costs (mortgage, property tax, insurance, repairs, utilities).Upon research however Oahu seem to be a high cost and low cap rate area similar to SF where we currently live.

The location is growing and its the safest city in that entire county. home-ownership rate is very high like 85% most of the homes were built in the last 24-36 months.

That's lower than the 70% or so I was getting from other services I've used, but I do feel like the quality of those hits were higher.

Unless you are in a high-crime area, I see no justification for cameras on the property.
