Business brokerage has more in common with commercial real estate sales where you need to get a commission agreement SIGNED before you send the referral or execute any type of contract. 

I was wondering what contracts are being used now in south Florida for subject 2. 

Because I am unsure of this, do I bring contracts or does the buyer?

We needed the survey to comply with zoning regulations and the contracts I talked to need initial plans before they will give me a quote.

We are meeting Monday to tighten up the deal and began to write the contract.

I think it's more about adhering to contract law and being careful to not violate agency laws.
