Hey BP - I don't think I've seen a comprehensive list on this forum, so I wanted to outsource this question to the community to see what works best for everyone.I buy rentals in the Midwest in C+ to B neighborhoods, and I'm always interested in saving money on flooring/painting/etc.So, what materials do you swear by for lower end rentals?

So I'm in a situation where I recently just talk to a property owner i'm in Columbus Ohio and the property is about three beds one bath has potential for spare room downstairs but the real question is she told me she owes 12,000 in property taxes she inherited property from her dad he paid cash on the property, he recently just passed away and she called me about selling and she let me know that she owes taxes she's looking to get 40 K out the property I was doing some of my research and I was noticing the properties are selling for about 50-80k then I went to the Franklin County clerks of courts and it says that she has a pending case open with a pre-foreclosure so I'm wondering will I still be able to wholesale the property and if anybody knows some general prices of remodeling a kitchen for a house in that price range, also remodeling bathrooms change indoors and refinishing floors house is about 925sqft because I'm still trying to figure out the estimated repair cost to make an offer ?

I have a cash offer in on a 10 year old, 1069 sq Foot,  3/3 Townhome that needs more than a little work (Replacing the carpets and linoleum with laminate floors, sanding, minor patching, painting walls, and re-seeding a 500 sq foot back yard), but not a full rehab. 

Literally a stones throw from the campus.It has four floors that are all units.

The home is not terribly old and I have talked the seller into doing some updates such as hardwood throughout, counters, appliances, sinks and fixtures.

House was built in 1910 and has had a couple renovations, the latest in the past few months to include flooring and carpeting.  

Soft (squishy) floors, a hodge-podge of finishes. slanted floors upstairs.

Big breeds urinate in large amounts and urine sinks to the pad and sub floor.
