If your mortgage, HOA, etc is 400 per month, and your expenses will be roughly half your gross rent, then you will clear $50 per month after everything is accounted for.So:Cash on Cash return=$600/year = 6% of your $10kAmortization of approx $200 per month in mortgage expenses = $2400/year = 24% of your $10kA more optimistic assumption would be $100 per month cash on cash since some of your expenses will be covered by your HOA fees.

I would suggest trying to find another property for a great deal.Here in Belton there are half side duplexes going for 62k and renting for 600-750/month.

Fast forward to now and she owes me $300 for the water bill I paid off when I purchased it and $300 for half of the rent from a few months ago ($600 total) and to top it off she presented me with a list of repairs that she wants me to take care of namely painting the house and replacing the kitchen floor and carpet, although she never gave a list to the previous owner that was charging her more rent.
