Option 2 seemingly gives my partner and I the most financial security, at least in the short term, but it pushes off the potential to begin investing sooner rather than later.If anyone has any ideas or opinions, I’m all ears.

Townhomes/Condo's may offer highly attractive community features (i.e. resort-like pools, very nice gyms, clubhouses, etc.) that may be very desirable to prospective owner/tenants.  

Just didn't know if it was OK to install the cartridge sooner (before tilework was done) to avoid having the water mixing.

I've called about 10 companies and either they can't work on it till June/ July or the ones that can work sooner (1-2 months) have gave me bids that are way too high in my opinion like 10k plus.

Our thoughts are, in no particular order: 1) explore the option of the buyers taking over the lease; 2) longer close until the Fall of this year, or; 3) closing sooner and notifying our tenants that they must find a new place. 

Wichita Falls is also the home of world famous Starting Strength gyms.

Laminate tends to be only in certain rooms (gym, office) that are avoiding what would be traditionally a carpet room like a bedroom. 

That way the minimum occupancy for FHA does not even apply and you can make money from the property much sooner.

Ultimate goal is to get a commercial 12 unit in 5 years (or sooner).
