We would like to hold this property long term (10 years or so) so we want to fix it right.

I hold 20k in various judgement and I can't enforce them.

if the new tenant negotiates some free rent or free months to build out the space in my mind you shouldn't need to float that holding cost while that buildout happens.  2) you can do what most other LL's do in the commercial world and negotiate a Buyout. 

Good luck getting hold of them if uDirect is not responsive, but at least you have another avenue to pursue.For IRAs, there are custodians and there are administrators.
