I rarely read books like that, but I was on vacation and had a copy someone gave me.There are some good takeaways (about automation, creating systems, etc) but that was about it for me, although many people seem to have loved it.

If you cannot get a copy of the leases when looking at a property then you should move on.Personally, if I was looking at a duplex or triplex and it was totally empty I would want to know why that is the case.

I created folders that I assembled the necessary documents that I might need to buy a property on-the-fly and rehearsed the conversation with the seller enroute to the meetings.In a typical equity purchase deal I would have a purchase agreement with my State's statutory-appropriate language and extra copies for seller.
