What are your recommendations for a company that has screening and management capabilities (specifically rent collection and income and expense reporting).

I decided to go with a flat fee brokerage, because of RE experience.  

When I purchased several months ago, I had to pay flat closing costs/fees.. about $3K to Hubzu (no other realtors used so that was my only 'closing cost' besides transfer tax).  

That sounds reasonable for a flat fee plus recording.

As I am screening applicants, one of the applicants has low credit score (500+), no bankruptcies, no evictions but has late payments.a) Tenant is willing to put down 1.5 month security deposit (state allowed maximum) and 4 months of rent in advance.

Most showings were self-showings by lockbox, and a few buyer- agent showings since it was also listed in MLS.Many of the applicants just flat-out lied on the application and didn't think I would find out that they were lying about their current living situation, or their evictions, or their felonies.  

I have my own deals to rescue  LOL@Haardt Moses  and I have been building in Charleston now for 3 years I flat love that city.. we are CRUSHING it there..

I'm sure the snarks on here will say the best tenant proofing is good screening before you rent  :) I personally like tile floors...I have given up on wood...laminate and carpet...provide extra air filters for the AC unit (unless you use replacing them as a reason to go by and check out the place every few months) fire extinguisher in the kitchen...make sure smoke detectors are installed and working properly ...if it is a single family be sure the tenants know where and how to shut the water off ...

Do you have a screened criminal report on him..  

I lease the apartments fully furnished including flat screen 32"-50" TV's with all utilities paid by me.
