Onsite property manager

I am looking into a 10 unit building that has an onsite property manager. The manager does not pay rent and is instead responsible for management duties. He also does keeps the grounds and does the repairs. The repair costs for last year were almost nothing. I also have a management company I normally use and really like, but financially the onsite manager makes a lot more sense. I also like the idea of having someone onsite because my impression is they have more interest in picking quality tenants. What are the other good/bad I should be considering? Is this an employer/employee situation?

@Sam R. I would  really check your laws with regard to employment so that you don't get yourself in trouble or add liability. Personally, I don't see why you need someone onsite for only 10 units. You can rent his unit and get the money for that, plus hire a landscaper for the lawn upkeep and they have insurance and workers Comp. The rest of the work can be handled by a handyman that the PM hires and oversees them
