There is a tendency with homeowners to go overboard on finishes, etc. due to emotional attachment to a property.

Yeah, same thing here i been in my house and original fha loan for 10 years at 6.5 % have not been 30 days late in two years according to the guidelines i should qaulify but my credit is 620 and every lender ive talked to says 640 min.
