Financing is typically less favorable if the building is not owner occupied, so I would certainly double check to find out if the rate and term would be as you described if you rent out all the units.

@Vlad_Selsky All else being equal equal, your cash flow swing of 3,492 is largely the result of lower debt service because of the smaller mortgage when you use some of your own funds instead of 100% financing.I am usually skeptical of no-money-down deals because the financing terms are typically less favorable compared to conventional financing.

I hope I can return the favor in some small part through my future postings.A little about me..I have worked in construction for maybe 7 years total.This last year I started a construction company and purchased a small warehouse office that was partially rented out.I never intended to become a landlord but as it turns out I am quite suited too it!
