In addition, I realized my agent is also not very experienced with multi-families either. 

For the experienced real estate investors out there, how do you go about doing the paperwork (Purchase and Sale Agreement; Escrow; Title insurance, etc)?

I admit I am not quite experienced enough to know what the typical cap rate in the area is but home appreciation is stable in the area and averages 1.5-2.5%.

The best thing you can do is build a strong team around you and/or partner up with an experienced investor to help you get some skin in the game for at least your first few projects.
