Everyone on the team I work with owns rental properties and we love to talk with other investors. 

Now, that Sean is in receipt of the closing funds, responses take 24 hours...Before experiencing this very unprofessional way of handling business - I knew there wouldn't be a second time at bat with Sean and this company given the persuasion of becoming the buyer instead of the lender, and the 3% monthly management fee outlined in the JV agreement.

I chose to join a team of agents and I've basically got 24/7 access to have them answer any questions that I have and they usually put up weekly training videos.

I am forming a team/business partner to start on real estate investing, and I want to ask if we need to get some kind of formal business licence such as an LLC...or we can just do it in personal/individual level? 

If you can have someone from your "team" there that you trust, I would go that route.
