I was excited about it and then I wanted to do another deal so I jumped into a deal by myself after watching a lot of HGTV.  

I think I get the spirit of your question, but May 2021 rents is a fine thing to get excited about if you don't own any property now or sit on substantial reserves.

@Jenna Herr I totally remember being in your shoes about 2 years ago, exciting times. 

I believe today is as good a time as any and I'm prepared and excited to put the work in.
