Hi Aaron,Depending upon the amount of gain you would have on the sale of the land in Oklahoma, if any, I would consider a 1031 exchange into one or more of the properties you are looking to obtain. 

The properties are "better" by various metrics relative to properties in California, but they are in completely random, less than ideal areas, which highlights the lack of insight the investor has in the area.The most successful investors I work with have partnered with true, local expert Realtor partners that have a very high awareness of the local market but that also understand investing. 

So if i see someone talking about 'new investor Birmingham AL turnkey' I know someone asking about my market and I might be able to offer some insight.

Hello all,while buying property for a 1031 exchange, I found 3 duplexes owned by single owner. 

You do not need to exchange a two unit for a two unit.

Partner with experienced House Flipper and if needed take less % in exchange for more deals and experience.

You don't comps only take you so far the rest is merely an estimate what would you list the property for if you need more help you might partner with a realtor in exchange for leads that don't want to sell with you.

I’m not as familiar with portfolio loans and would love everyone’s insight or knowledge.
