Conventional Vs. Portfolio loans for rentals

Hi everyone! I’m not as familiar with portfolio loans and would love everyone’s insight or knowledge. When financing a multi family rental (not to occupy) what are the advantages and disadvantages when using a conventional vs portfolio loan? Is there certain criteria for portfolio loans and are they mostly acquired through local banks? Thanks for your input!!
