This thread is an excellent example of how real estate is very much a local game.Implicit in the OPs words and tone, as well as most of the responses, is that wood windows are the inferior product and vinyl the premium product.But not the responses from Colleen F., who sees the wood alternative as the premium product.

But the huge advantage I have is an excellent W2 income and assets which allow me cash/leverage ability to buy real estate easily and quickly.  

Otherwise you will have to use an excel sheet which to me is HELL!!!!

I tried tracking through excel and not very happy with that approach.

My results are excellent .I actually put 2 houses under contract my 1st week and working on third.

(Pictures are realllly easy to make it look good when the quality is terrible)I don't think that having a ton of experience is a must in order to begin with out-of-state investing.It takes time to find a good team with excellent market knowledge, which you will have a click with.
