You are promoting, obviously, and rightly so I guess.

I was thinking a post card, but they can look a bit promotional and get thrown away pretty fast.

My father was in the army, he bought the homes they lived in, paid them off quickly utilizing the military housing allowance, and kept them as a rental after he was transferred/promoted. 

What is the enticement for people to invest? 

I did this to get started because I didn't have my own capital for the rehab and wanted to entice my buddy to do the deal with me. 

That would entice someone to continue sending business to a particular Loan Officer/Banker and/or Mortgage Company...

I know very well that it can be all too easy to get sucked into the BP vortex and end up not knowing what side is up with all the enticing (and often contradictory) information out there.
