*Whew* It was a long and hard struggle, especially passing inspections, but I've made it through the mud.

We did a remodel in Sunriver, OR, the HOA is very STR friendly, allowing visitor passes for guests, etc. to enjoy the amenities.

I did talk to the P&Z department and it seems that it has a high likelihood of passing.

@Koob Moua have you passed all the contingency periods and the inspection period?

The only slow down is getting the plans passed, but my local building department recently opened up same-day, in-person, plan examination for single family residential.  

The property passed lead inspection but i am worried the paint chipping, the base layer of it, may have been applied before 1978 and painted over several times.  

The Solo401k is a retirement account.The law changed recently, like right before my Dad passed away.The law now requires that we fully liquidated my Dads IRA within 10 years of his death.

Someone offering 30% for 3 months, with a “1st lien” position is either desperate or scamming....I’d pass, but I’d do some research to see what the angle is, just for future knowledge.  

In a way, it's a lot like the various gas stations you surely pass by every day.
