South facing land is more valuable than north facing land in VT, in general, but also depends on what you're looking for (land to grow a garden vs trees and solitude).

I replaced my floors with tile and added a few trees to an otherwise very dull front yard for some character.I would say the average tenant lease is probably about 3 years - a little less for duplex and fourplex tenants.

If a tree branch falls on the roof and they cannot live there for 3 weeks while it's all repaired it's renter's insurance again.For the almost non-existent cost, I am a big fan of making it mandatory because it protects way more than just their belongings.
