Upstate NY or Vermont Land Purchase

I'm looking to buy land in upstate NY or Vermont (3 - 4 acres) and was wondering what kind of considerations I should keep in mind during my search?

The goal is to build a cabin within the next year or two. I would love some advice on what to watch out for before buying the land, building the cabin and where to find a good realtor that can help me with the search.
