Very high demand from an investors perspective, and from the renters as well. 

Listening to breadth of guests and their array of strategies has given me the freshest of perspective on what can be accomplished in a relatively short time frame with the right focus and people.

From a rental perspective, we try to have a goal of a few items:Minimum of $100 per door after all expenses are paid and leaving no money in the deal (i.e. no down payment)Over 8% on Pro FormaDouble Digits on Purchase Cap RateYou seem to be hitting all of those though leaving a bit of money in the deal.

Just giving you the local perspective.   

I loved hearing all the different perspectives.

This is just from a tenant/homebuyer’s perspective but in that area, it would be weird to not have one and I think it would actually make the property less desirable.

I understand it from an agent's perspective - they don't want to waste time showing properties to a buyer, only to have them potentially use another agent (or use no agent at all) when making offers.But I've been burnt in the past when signing an exclusive agreement with a buyer's agent:1) Once before I signed this type of agreement and then the agent became very unresponsive (clearly they had other higher value clients).

I think the other posts have pretty much covered it from a rental perspective, but another issue is the financing.The room will not be counted as a Bed Room (BR) for financing purposes.
