The neighborhood was already a C neighborhood and when Covid hit the neighborhood suffered economically harder than other sub markets.

Crazy price increases as we've seen in the last year have reminded investors of the importance of closely following macro economic trends whether its for lumber itself or the supply and demand of housing as a whole.

All of these effect the overall economics of the deal.

If the area is inaccessible then you have to think what value your time has.

Isn’t this only not sustainable if something big economically changes?

Forget the politics, focus on the economics.

As I have no specific affiliation to any town or region, I'm looking for strong macro-economic stats that make the area "interesting", such as income, population growth, vacancy rates etc... 

I'm not looking to be the next Grant Cardone, but even doing a few deals would greatly improve my economic situation.
