One thing that's really helped me was creating instructional videos for every task I want done, saving it in Google Drive and sharing only the necessary ones with the person assigned to that task.

So I told my family and friends, then began my journey for my first rental property.I'd say in the first week I pretty much binged on podcasts, youtube videos, etc for roughly 6-8 hours a day (actively and passively).

In the mean time Im building my savings and educating myself.Besides books, podcasts, and videos how can i learn more about being profitable in real estate?

so you have a sharp rancid stench piercing thru the house. you wrote "a skunk likely" meaning you aren't sure. still, someone has to check it out, either you(free of charge) or rodent control (not free of charge). afterwards you might want to find out how it got in and seal it somehow so you won't be going thru this a few weeks later. rodent control (if you go that route )will have advice on how to get rid of the odor. otherwise  I'm sure that there's at least few youtube videos on DIY for it. though it might take a few days to completely be gone, best of luck.kudos,Mary

I’m new to real estate but really want to dwell into a 4 plex property in Houston.

I am very vested in the East Valley.I have several investments in the Scottsdale market, but unfortunately at this price point you will not be able to find any single family dwelling projects unless you were to get a home at auction (cash needed) or from a wholesaler who would be willing to sell with a small fee on top of what they paid.
