Maybe they pay, maybe they don't, but at least you have protected your downside by starting the process early.  

The downside would be availability to get it or if there are any other problems getting it As well as you cannot own the post meters they must be leased as postage is legally considered a form of currency So there will be monthly recurring expense.( I’m definitely not opposed to the recurring expense if it makes sense )

The downside is that you have to pay a PM a monthly management fee which could cut into your cashflow on the property.

The downside is that if your tenant leaves (assuming single tenant) it's a bear to release even if it's a good location.

If it's a cashflow play, then the downsides of the wood frame is simply a number to put into the equation.

Downside is I am building top of market and I have to leave a ton of cash in the deal. 

Would be curious from those who have gone this route in the past what the downside of these investments has been? 

The one downside is this is a harder time of year to find comps, since fewer homes and apartments get listed for rent in the winter time (most families, students, etc. tend to move in the summer).I would recommend posting this question in the Maryland Investors Network on Facebook and trying to find an 'investor friendly' realtor who knows this area well to help pull some comps and give further advice. 

Any downsides on that platform compared to Venmo?
