@Justin Fox If you refi'd sooner than 6 months based on ARV than you used a commercial/portfolio loan and not a conventional Fannie/Freddie loan so it really just depends which type of financing the OP is looking for.

I think the key is either having a manager/partner, or being prepared to self manage, and expect it to feel like a part time job.Per your OP asking about comparable properties, airbnb is also a great way to get a feel for a neighborhood.

If you are going to be in business, any kind of business, including the RE business, you should understand business, take business classes, go to the SBA, go business tax seminars, business clubs in your community will have business leaders and others that can advise in many areas that will only broaden your abilities to operate in your business.As to the OP, I don't really buy the loophole definition or the stab at it, thing is there really aren't repetitious operations or tricks used long term to build wealth or advance yourself.

Since then they have invited me to several active flips that are in the construction phase to explain different aspects of flipping, they gave lots of information on a co-op that a group of them got together on.I have been seeing things as if what they said was true.
