With proximity to TG the "street to street" fact is less of an issue, but as you get a certain distance away from the park that becomes true, certainly.As you go farther south rents decrease and you'll find tenants who work minimum wage jobs and are trying to get established, more blue collar workers, etc.

If I lose my job, I can move back into it and live cheaply, even with no car (if it's that bad), since everything is within walking distance.
