It shows (falsely or not) that you are capable solving their problems.You can not perform ANYTHING if no one is willing to do business with you.

However if I wait to have the right amount to purchase that 16+ unit building Ill be even further behind where I could be in sf units. please leave your thoughts and advice on my UNITS ARE UNITS dilemma. 

I solved this, I misread what I saw online which stated that you can get an FHA loan for downsizing a 6 unit property to 4 units with a 203(k) FHA loan.

So would it be safe to say that getting a broker's license would solve all these potential issues that could come up while pursuing a wholesale deal?

These people are trusting in your ability to solve their problem and you dont really know of you can.

Almost always, it involves stealing equity from people who are either uninformed or so desperate that they have to take a bad offer to solve whatever their immediate problem is. 

I would lie to say i stay calm with everything that happens.It's getting frustrated without realizing you are frustrated then focusing on that without dealing with the problem.How are you going to solve the problem going forward with the late tenants and the pet?

Literally all they have to "sell" is their services and perhaps expertise.
