I'm checking to see if anyone has thoughts on what areas in DFW will go up in value like we've seen happen with Knox/Henderson, the Bishop Arts District (Oak Cliff), Deep Ellum, and other areas.

My opening statement is: I have finally walked the plank, closed a HUD foreclosure a on December 9th, and have been wading deep into this project. 

When I lived in Texas, the code for a condemned property in Dallas county was RT (red tagged).  

You may want to take their reluctance to insure as a pretty significant red flag and a big indication that this may not be a good business decision.If you have the capital, why do you need to take subject to?

Once you've worked with your contractor long enough and have seen his estimates play out  - you will have a better idea of how close he is to the mark - many contractors will low ball you just to get the job - then once he is knee deep in it - more expenses suddenly rear their ugly head ...this happens to all contractors - but the good ones will have accounted for the unknowns up front and should come in close to his bid unless something major has been discovered -  best of luck to you - let me know if I can connect you with anyone

To fix it you have to either run a 3 wire from switch to fan where the black would go to the light and fan to red, and each of those colors would go to a different switch.A quick fix is to get one of those remotes control for fans they sell at local supply houses.

An estimate of 9k then one of 20k brings red flags.

RED FLAG!  

Warmer areas are yellow and red while cooler areas are blue and black.This tool is amazing.
