The market dynamics where you are at will be different, so if you suggest this and hear back from your fellow realtors or other people "we don't need to do any of that crap in this market," that might very well be the correct answer for your market.

my fiance and i are in the process of buying our first home, fha, we put an offer in on feb 14 signed the contact on the 15, closing date is march 31, we signed all our loan paper feb 22, his score is 747 mine 654, i have a few derogotory(1085$) accounts on my credit from 2010 so the lo requested a letter of explanation but said it isnt an issue(im getting them taken care of) our combined income is $68,716 on the low end (they are averaging 30hours/week for me, im a nurse and work 36 but apparently they are only using 30?)

I have what I consider an interesting scenario and I am curious to get some coaching/thoughts/feedback from fellow BP members:I have a seller who wants to get out of her property (4 family in Cincinnati, Ohio), but ultimately wants more than it’s worth (in my opinion), but she has great equity so I offered her full price if she was willing to seller finance the remaining portion at 0% for up to 3 years so that I could easily refinance and get her paid off later.
