At those prices it almost makes sense to let the PM do it.The other way to think of it is balancing #1 time (need to rush) #2 working with realtor who seems to know what he's doing except for higher contractor pricing #3 passive (convenience) what if PM does a crappy job and I have deal with the fallout and piss off the realtor.
