I am leaning towards the multi-unit properties because a number of them can be had for a relatively low price with tenants already in them and which seem to be on the surface creating decent cash flow.

Presently, I'm leaning towards wholesaling as I do have some resources readily available that (will) make this option more viable.I think BP will be a godsend of me as I'm an information junkie and I'm going to love bouncing ideas off members.

If its ceramic, there is a much greater chance of chipping and scratching during the removal of grout so Id lean toward replacement.If all else is good and the only problem with the floor is the grout job, you might run an ad on Craigslist for someone experienced in removing grout.
