Just make sure you're getting as much natural light as possible, stage using a couple of items with bright colors, and shoot some interesting angles/detail shots. 

Your design looks great but what could you add to make it pop even more. i.e. colorful wallpaper, a neon light for an Instagramable wall, etc.

We are really struggling with finding flooring and furniture colors that look nice and don’t clash.

Since you are selling to a retail buyer, it is hard to determine what color schemes and updates you should make without looking at the entire property.

They come in a few colors and are very economical.   

Ex: 12% response rate for direct mail, 50% conversion rate = 100 directmail pieces to get 6 dealsI know that's a rose colored view of what I would like to happen but you get the drift of the question, any help would be, well helpful. 

The color of the mold means nothing.

Some are very particular about finishes/colors/materials, some aren't.

Stick to 2700 K or 3000 K color temperature and you should be fine.It's been my experience that return on investment in water efficiency typically exceeds initial ROI on a good piece of real estate.
