I've helped several clients purchase condos in Scottsdale in communities that explicitly ALLOW short term rentals per the CCRs.

If this isnt a scam and your client is actually having trouble sounds to me the money he is trying to move isnt legit.

May be save him 3% because you don't have an agent but listing agent commission is covered by agent listing agreement whether he brings the client or someone does. 

I cannot assume what is in the mind of another human, but whatever his reasons are, he is doing a disservice to his client and therefore is not fulfilling his duties.

I think it's because it ends up costing more for most of his clients when they opt to be an LLC .

Do you have the funds to support your niche investing?

The demand for all trades in the area is so high that these contractors can practically extort clients. 

I reckon we just need a little support approaching our first “long flip” if you will :) We either want to be in 29407 or downtown or Folly Beach (I know we are dreaming) but we are not afraid of a challenge!

If the deal isn't good enough to support a reasonable commission, it probably isn't really a deal.
