I would strongly suggest you reach out to an agent I have worked with over the years in DFW. 

There are rules for such things with real estate agents/property managers, for instance when acting as a fiduciary.

This is despite the existence of listing platforms, off-market deal finding tools, and even our own investor friendly agent finder.   

This is something you will encounter if you sell your current property; that you will get some of that equity back but there is a lot of money that will be lost in closing costs, taxes, agent fees and the like.

.$100,000 - $300,000 is standard and sufficient but talk to your insurance agent and they will help you get clear.
