Air bnb has insurance included but I still need a homeowner policy for piece of mind, the small amount of vacancy time and to satisfy the mortgage requirements.

I am okay not using an attorney if it is common practice, but being from central/north NJ I've rarely seen a closing without an attorney.

One way to avoid future buildup is to use an air purifier and keep your doors and windows open as much as possible to increase air ventilation.
