Until the buyer exercises his or her option, the property still belongs to the seller.With a subject to deal, ownership changes hands.

It says:After your prospect says she doesn't want all the items, say she can choose any one or two items ("fries and a drink") as a customized package for just $25 or $45 extra a month.I could price competitively against the rental centers (which IIRC end up being 2-3 times the MSRP when paid over their financing period) and purchase new under warranty (and pay for it with a credit card that extends that warranty for another year).

a lot of landlords talk about renters insurance being a requirment. the reality is most won't. i told a tenant once than i just had another prospect tenant come to me who lost their rental to a fire & lost all their belongings and i highly suggest they get renters insurance & it's cheap ($11/month).they may or they may not; and they may or may not when they renew. and keep mind most LL's don't require insurance also so you may risk vacancy.all you can do is be as proactive as possible.
