Hi,I am new to RE Investing and would like to check if following numbers makes sense or am I missing anything:Property Details : 3/2 TownhomeIncome: $2800Expenses = $2700 (approx)Here is the break down.Mortgage + Tax +Insurance = 1800HOA = 265Vacancy = 5 % per month = 140Repairs + Cap Ex = 200PM = 10% per month = 280Total Cash Flow : $100I can get greater cash flow if I manage myself but I am not planning to do it.I am thinking of getting HELOC and buy a new primary residence and rent this one.

Trying to manage this yourself is basically an open invitation for pretty big problems (e.g. break-ins/vandalism, frozen pipes/water damage, etc.) -- failing to hire a property manager in an effort to save some $$$ when you're not local AND you're not intimately familiar with the market is almost always a penny-wise, pound-foolish move.

Wanted to see what my best options are in this situation:I want to borrow 200-250K as a NRA(non resident alien) with no credit history, to invest in a syndication deal.I have a rental property that’s owned free and clear worth around 750-800K so in case of a cash out refi my LTV would remain low.It would be a short term loan: 2.5 to 3 years at most before I pay it back.
