I'll give a brief background below to provide some context.Through the course of my work I've worked with a number of landlord, real estate investment and property management groups, so I have a strong working knowledge of the fundamentals and I know it's not as easy as many beginners might think.

Once I've pre-screened the applicant and they have indicated that they want to move into the property, then I have the adults pay for the credit and background check.  

A bit about myself - I have a background in finance and accounting, and used to be a professional investor, albeit buying entire companies as part of a large investment group, rather than homes as part of a one-man enterprise!

I recently closed a 240 unit deal and in my deals as the syndicator, I received an acquisition fee for putting the deal together.My background is a CPA so I feel I have a pretty good understanding on how the fee should be taxed. 

A little bit of background about me and my family: My father and I are contractors licensed in NJ and NY and that is what currently pays our bills.

Real Estate seems to be reasonably priced in this area, so some more background checks will help me make some decisions.
