-How can I market/ advertise the property so I can get a renter in asap, or how can I attract investors looking to buy from me if I were doing wholesaling. 

Prices have been driven up where they ROI is not that attractive anymore.

Should I attract leads with yellow cards and wait for a call, or go and look for abandoned properties and try to find the owner of the property.

We saw quite a few apartments in last few weeks and and to be honest are attracted by relatively low prices of entry.

You may also be an attractive partner for someone with knowledge and experience, but without established or good credit.  

The one I'm struggling with is my relatively attractive W2. 

I have been flipping auction and MLS-listed properties, and doing very well with that model.I recently started a direct mail campaign to attract some motivated seller leads.  

They say a good deal always attracts money.  

I'm not real good at sugar coating so hopefully this doesn't come off worse then it's meant to, but an "investor" without money to play with, little to no experience, working with an FHA loan isn't the most attractive investor client to work with.Someone mentioned finding the top 5 producers in an area, those people aren't gonna want to play either.

Plus an updated kitchen should give you higher rent or at least attract better tenants depending on area.
