It "must be nice" to be at the results stage, stories like Andrew's are the ones that make you keep digging, instead of giving up when all you get is "no" at every turn!  

I am in the beginning stages of developing a wholesaling empire.

My core team/partners are widely skilled in both trades and real estate, but the project will be complex and involve a number of / teams of contractors, several phases/stages, and ideally and more complicated, periods of occupancy and development in parallel.

Even consider staging it.  

I've heard nothing but great things about BiggerPockets, currently I'm at the beginning stages of my learning and would love any advice or pointers on how to get started.  

I am in the initial stages of deciding whether I want to get into rehabbing houses.

Since the last month of the lease frequently aligns with end-of-term examinations, when a tenant gives notice, we will start advertising immediately and will make arrangements with the tenant for blocks of time in which we will show the unit prior to the examination period.

I graduated in 2012 with my ASA in Interior Design, I am not licensed but I've worked with a few designers in SF, and selectively on my own staging homes or commercial spaces.

I am also in the newbie stage, but direct mail seems to be the most effective way to find leads.

I Always stick with neutral colors, its opens the home out and with staging, it looks bigger then it would have if it had dark colors.
