I would partner to get into a real estste deal quicker or use an alternative lender with higher rates that will allow a lower downpayment amount?

It’s a cheap alternative to the other suggestions.

If unclaimed, eventually the trustees can file a motion for alternate service and obtain court approval to post the notice on the property or place a notice in a local newspaper, etc. and the judgment will stand.

Before you do it, make sure your "numbers" work and talk with the Taxing authority.Or, look for alternate usage. 

And what if I need to rehab the place do I apply for a separate loan or is there any alternatives?

I have hit my limit of 10 rentals and now need to find an alternate source of lending.
